Fixed Rate Transactions

A fixed rate mortgage offers borrowers the same monthly principal and interest payments over the life of the loan. Monson Savings Bank offers a variety of fixed rate mortgages with flexible repayment terms designed to meet your needs. For those customers who can afford a higher monthly payment, a shorter term loan will help you build equity faster while lowering the total amount of the interest you will pay over the life of the loan. Longer term loans offer lower monthly payments which may allow you to qualify for a higher mortgage amount.

Terms of repayment for fixed rate products: 120 monthly payments, 180 monthly payments, 360 monthly payments of or 480 monthly payments. Adjustable Rate Transactions

Rather than pay a fixed rate for the life of the loan, these mortgages offer lower interest rates at the outset of the mortgage, then adjust periodically depending on the loan product you choose. The interest rate can adjust, up or down, based on U.S. Treasury rates at the time your loan is reviewed. You are protected by caps which restrict how much the interest rate will increase or decrease at each review and over the life of the loan. Adjustable rate mortgages are attractive to borrowers who would like the lower monthly payments or who don't plan on being in the home for more than a few years.

Whether you are buying a new or used vehicle or motorcycle, we offer competitive rates and terms. We will finance 90% of the lesser of the sales price or NADA book value. We do not offer financing for vehicles older than six (6) years. If you have the payment automatically deducted from a Monson Savings Bank checking or savings account, we will reduce the interest rate by ¼%

Home Equity Line Disclosure:

The rate is Prime + 0% as published by The Wall Street Journal. Maximum Loan to Value ratio is 80% if Monson Savings holds the first mortgage and a current appraisal (dated within 6 months of application) is used, otherwise the maximum is 75% using the Brokers Price Opinion value. The Prime Rate is a variable rate and is reviewed monthly. The maximum APR for this product is 18%. This product has an early termination fee of $500.00 if the line is closed in the first three (3) years from the date of closing.

Home Equity Loans

Equity loans offer the security of a fixed rate and term, and the funds are disbursed all at once. Various repayment terms and rates are available. Consult the rate page for current rates and terms. Minimum loan amount $7,500.00.
